Manage Singapore mortgage and overseas property financing portfolios and products across strategy, growth, lifecycle management, analytics, pricing, customer retention, and profitability. Lead product development from concept through optimization, drive digital and process improvements, oversee portfolio reporting, and ensure regulatory and governance compliance. Partner with Credit, Risk, Compliance, Legal, Operations, Finance, Technology, and external stakeholders while serving as a subject matter expert.
Responsibilities:
Strategic Portfolio Management & Growth
- Develop and execute growth strategies for Singapore mortgages and Overseas Property Financing portfolios to drive sustainable balance growth, profitability, and customer acquisition.
- Analyze market trends, interest rate movements, property market dynamics, customer behavior, and competitive developments across Singapore and key overseas markets to identify growth opportunities and inform business strategies.
- Formulate and implement portfolio retention, repricing, and customer lifecycle management initiatives to enhance customer loyalty, reduce attrition, and maximize portfolio profitability.
- Monitor and optimize key portfolio performance metrics, including balances, acquisition, retention, attrition, margins, and risk-adjusted returns.
- Support business planning and execution to achieve portfolio growth, revenue, and profitability targets.
Product Development & Management
- Lead the end-to-end lifecycle management of Singapore mortgage and Overseas Property Financing products, from concept development and business case preparation through launch, enhancement, and ongoing optimisation.
- Design and enhance mortgage propositions to address evolving customer needs, improve customer experience, and strengthen market competitiveness.
- Develop and execute targeted acquisition campaigns, pricing strategies, promotional initiatives, and customer engagement programmes in partnership with Sales, Marketing, and external partners.
- Conduct ongoing market intelligence and competitor benchmarking to ensure product offerings remain relevant, differentiated, and commercially attractive.
- Drive digitalisation and process improvement initiatives to enhance customer journeys, operational efficiency, and turnaround times.
Portfolio Analytics & Performance Management
- Develop and maintain portfolio analytics, management information reporting, and performance dashboards to support strategic decision-making.
- Analyse portfolio trends, customer segments, campaign effectiveness, and profitability drivers to identify growth and optimisation opportunities.
- Generate actionable insights and recommendations to improve portfolio performance, customer retention, pricing effectiveness, and business profitability.
- Prepare portfolio reviews, business cases, and management reports.
Governance, Risk & Stakeholder Management
- Ensure all mortgage product and portfolio initiatives comply with regulatory requirements, internal policies, and governance standards.
- Partner closely with Credit, Risk, Compliance, Legal, Operations, Finance, and Technology teams to deliver strategic initiatives and product enhancements.
- Support product approval processes, legal documentation reviews, policy updates, and implementation of regulatory changes.
- Manage relationships with external stakeholders including MAS, CPF Board, HDB, legal firms, valuers and other key partners.
- Represent the business in industry forums and stakeholder engagements relating to mortgage and overseas property financing matters.
- Act as a subject matter expert on Singapore mortgages and Overseas Property Financing, providing guidance to internal stakeholders and business partners.
