As cross-border and domestic capital flows continue to evolve amid shifting macroeconomic conditions, JLL is expanding its Data Centre Capital Markets team to drive growth, excellence, and client impact across one of the world’s most dynamic real estate regions.

The Senior Director, Data Centre Capital Markets, based in Singapore, will be an experienced and highly motivated professional responsible for leading the origination, execution, and strategic growth of capital markets transactions throughout the Asia Pacific region. This role focuses on large-cap, complex data centre transactions, typically exceeding $250 million, involving both regional and global investor and developer clients.

The successful candidate will serve as a trusted advisor to institutional investors, private equity firms, developers, family offices, and corporate clients active in the mission-critical real estate sector, delivering best-in-class capital markets advisory services that align with their strategic and financial objectives.

Key Responsibilities:

Execution Leadership: Serve as the lead transaction executive on large-cap data centre deals ($250M+), managing all phases from mandate through closing, including structuring, negotiation, and coordination of internal and external stakeholders across APAC and international markets.

Client & Investor Communication: Act as the primary point of contact for client and investor communications throughout the transaction lifecycle, ensuring clarity, responsiveness, and alignment with strategic objectives.

Deal Documentation & Marketing: Oversee the creation of high-quality investment memoranda, strategic proposals, pitchbooks, and other client-facing materials that effectively convey investment theses and value drivers tailored to regional and global investor expectations.

Due Diligence Coordination: Facilitate and manage cross-functional due diligence workstreams—including technical, legal, environmental, and financial—ensuring comprehensive risk assessment and timely delivery across jurisdictions.

Financial Modelling Oversight: Lead or supervise the development and validation of complex financial models used for valuation, underwriting, and scenario analysis, ensuring accuracy and alignment with international market standards.

Qualifications and Experience:

Minimum 10 years of experience in commercial real estate, with a focus on capital markets, investment sales, or M&A.

Background in corporate finance, investment banking, or investment brokerage strongly preferred.

Proven track record of executing large-cap, complex data centre, real estate, or M&A transactions, with significant international or cross-border experience, particularly involving APAC, North America, or EMEA markets.

Deep understanding of real estate investment structures, development products, and transaction mechanics in global contexts.

Established network with institutional investors, sovereign wealth funds, private equity firms, REITs, and data centre operators across Asia and beyond.

Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field; MBA or advanced degree a plus.

Excellent communication, presentation, and interpersonal abilities in a multicultural environment.

Ability to operate independently while collaborating effectively across JLL’s global platform.

This role reports into the APAC Co-Head of Data Centre Capital Markets and works closely with JLL’s global Data Centre and Capital Markets leadership to position the firm as the advisor of choice in one of the world’s fastest-growing real estate sectors.
