Job Description
You will be supporting the Portfolio Management team of CapitaLand Ascendas REIT Management Limited (CLARML) and report to Vice President, Portfolio Management.
Responsibilities
- Review the positioning of assets in portfolio to achieve the required financial and operational metrics:
- Formulate and execute strategies to improve portfolio performance, including asset enhancement initiatives to improve revenue, margins and asset values. This includes preparation of feasibility studies, hold-sell analysis and management papers to be presented for approval.
- Manage process for potential divestments, from marketing, viewing, due diligence processes, negotiations, preparation of legal documents to liaison with Trustee/s and purchaser/s:
- Build and maintain strong relationships with all stakeholders, including customers / tenants, government agencies, brokers, leasing agents, vendors, consultants etc.
- Provide support on compliance/internal audit duties:
- Review ASPL compliance with PMA
- Review IA reports for Singapore properties and service providers
- Risk champion for Singapore portfolio
- Assist in the development and execution of sustainability strategies and initiatives for the Singapore portfolio:
- Identify opportunities for energy efficiency, waste reduction, and other sustainability improvements across the portfolio by collaborating with internal and external stakeholders to promote sustainability initiatives and achieve targets.
- Monitor and report on sustainability performance metrics and KPIs, and support the preparation of reports and presentations for management and stakeholders.
- Conduct research and analysis on sustainability trends and best practices, staying informed on industry developments and emerging technologies.
- Assist in the coordination of sustainability-related workshops.
- Manage market intelligence by gathering global industry information to maintain the competitiveness of the company’s products and services.
- Perform other tasks that may be assigned from time to time.
Requirements
- Degree in Real Estate / Business / Finance or related discipline
- Minimum 4 years of relevant experience in real estate industry with a leading property developer, fund manager or real estate investment trust
- Experience in sustainability or ESG roles, preferably within the real estate sector.
- Strong analytical skills and the ability to interpret complex data sets.
- Proficient in financial modelling, valuation techniques and deal structuring
- Highly numerate, strategic thinker with strong business acumen
- Excellent negotiation and communication skills, with the ability to interact effectively with stakeholders at all levels
- Demonstrated project management skills, including the ability to manage multiple projects simultaneously and meet deadlines
- Familiar with real estate valuation methodologies, property valuation principles and asset management
- Ability to work independently and collaboratively in a team-oriented environment
- Integrity and ethical behavior, maintaining confidentiality of sensitive information
