Job Title: Quantity Surveyor

Job Type: Full time 

Reports To: Head of Project Ops & Design

Work Arrangement: Remote

What you’ll be doing: As a Quantity Surveyor at Cove, you will act as the financial gatekeeper for our property transformations. You will play a pivotal role in ensuring our expansion is cost-effective without compromising the quality and aesthetic that our tenants love.

  • Cost Planning & Estimation: Prepare preliminary cost estimates and feasibility studies for new potential properties and fit-out projects (CapEx) to support business decisions.
  • Tendering & Procurement: Manage the tender process for interior fit-outs and renovation works. This includes sourcing contractors, preparing tender documentation, analyzing quotes, and negotiating for the best value.
  • Contract Administration: Draft and manage contracts with vendors, main contractors, and suppliers to ensure compliance and mitigate risk.
  • Project Financial Management: Monitor project progress and costs. You will validate progress claims, manage Variation Orders (VOs), and prepare final accounts upon project completion.
  • Value Engineering: Collaborate with the Design and Projects teams to identify cost-saving opportunities (value engineering) while maintaining Cove’s design standards.
  • Vendor Management: Build and maintain a robust database of reliable contractors and suppliers to ensure speed and quality for future projects.

What makes you a great fit: We are looking for someone who loves numbers but also understands the fast-paced nature of a high-growth startup. You are precise, firm in negotiations, but collaborative in spirit.

  • Education & Experience: A Degree or Diploma in Quantity Surveying, Building Management, or Civil Engineering with at least 2–4 years of relevant experience.
  • Industry Background: Experience in Interior Fit-out (ID), Hospitality, or Residential renovation projects is highly preferred over heavy civil infrastructure experience.
  • Technical Skills: Strong knowledge of local construction contract forms (SIA/REDAS) and market rates for materials and labor in Singapore. Proficiency in MS Excel is a must.
  • Negotiation Skills: You are comfortable communicating with contractors and suppliers to drive cost efficiencies while maintaining healthy working relationships.
  • Agility: You can manage multiple small-to-medium scale projects simultaneously and adapt quickly to changes in a dynamic startup environment.
  • Culture Fit: You are result-oriented, authentic, and ready to bring a "can-do" attitude to the team.
