Job Summary

The Corporate Development Director manages Regional business planning/analysis and supports strategic initiatives and new business development research. The Director is expected to build strong partnerships with internal functions and consult on strategic planning, mergers and acquisitions, and real estate investments. The Director is responsible for regional overview of expansion capex and future capacity, reviews and supports cash capex budgets and monitors execution so that investments track to plan. The Director manages the consolidated regional fill-rate and churn analyses so that (future) inventory is accurately represented to HQ.

To be successful, the candidate will be an intelligent self-starter who possesses sound financial modelling and analytical skills, strong written and verbal communication skills and proven project management skills. The candidate needs to develop a strong understanding of Equinix’s business model and its product portfolio, and be comfortable interacting directly with Sales, regional cross-functional teams and working in a fast-pace/time-sensitive environment.

Responsibilities

Investment Management and Optimization

  • Consolidates regional investment plans for Capital Expansion budget and forecast purposes

  • Manages APAC portfolio and prioritizes projects with focus on:

    • Impact of (net) fill-rate on capacity needs in all APAC markets

    • Impact of expansion needs on (timing of) Capital Expansion

    • Balance of fill-rates and expansion so that net capacity in all markets is evenly spread

    • Investment allocation between major and emerging markets

  • Consolidates regional fill-rate overview and bridge (any) variance to bookings

  • Align capex budgets/forecasts with fill-rates

  • Presents regional view to headquarters

  • Manages standardization within the region for:

    • Presentations to global and regional Real Estate Investment Committee

    • Approval authority thresholds

    • Expansion needs for hyperscale customers in all markets

  • Supports regional cash capex management to ensure expenditure stays within quarterly and annual fiscal budgets

  • Manages ad hoc financial analysis and support investment analysis for other business units including M&A, Strategy, Business Development, and others

M&A – New Markets

  • Supports the M&A/New Markets team. Analyses trends and deal activity in sectors of interest to Equinix

  • Supports analyses of different structural alternatives (i.e., build vs. buy, equity investment vs. partnership vs. acquisition)

  • Conducts analyses to support the development of M&A thesis (the "why") in support of Strategy with the Business Unit Heads

  • Provides support to senior team members in the development of operational models and synergy forecasts for targets

  • Assist with the storyboarding of presentations to drive discussion at the Senior Executive level

Project and Program Management

  • Anticipates business issues, sometimes with direction from VPs, Country Managers or E-team members, sometimes with limited or no direction

  • Raises issues for consideration and recommends solutions

  • Runs interdepartmental project management meetings with no supervision for long periods of time (months and quarters)

  • Checks in with VPs and CMs but otherwise runs project management autonomously

  • Provides E-team and Board of Director level materials

  • Coordinates delivery of company-wide/regional strategic programs

  • Mentors more junior program managers

Cross-Functional Coordination

  • Runs interdepartmental meetings with no supervision

  • Builds relationships with department heads and country managers to find issues and recommend solutions

  • Provides updates to senior leadership team

  • Prepares materials for presentations to the Executive team and Board of Directors

Qualifications

  • Bachelor’s Degree in relevant field, CPA or MBA a plus

  • 10 years of Finance experience, preferably in FP&A / Corporate Finance / Investment Banking

  • Experience in ASEAN markets will be a strong advantage
